So I dropped the price on the house by $10K. I guess I'm OK with making the proceeds I'd get at that price, but I'm still not all that sure it'll sell. But I have another idea.
What if I drop the price $20k instead, further increasing the prospects that it'll sell -- BUT -- I drop the listing agreement with the agent sell it myself via craigslist and other ad venues. That would basically be the amount of the commissions I would pay on a sale at the current full listing price. In other words, if I can sell it, the buyer gets a much lower price and I walk away with the same cash. That's a big if since I wouldn't be appearing in the multilist service, etc. I'm very unsure that I could find a buyer, even at the substantially reduced price. But if so, it could work out really well.
I know I'd have transaction expenses and such, but still. I think it's worth thinking about.
