So the listing agreement on the house expires today, with nary an offer presented so far. Not even a silly one. I just got off the phone with the agent, and he'll take down the sign and lockbox tomorrow afternoon. At least I don't have the hassle of getting outta the place for showings on weekend days.
The agent wanted me to renew the listing and keep trying, but I don't see it. He tells me that some people are sitting on the market for 9 months, and that a lot of them are vacant with no option but to keep dropping the price until some bottomfeeder puts them out of their misery. No way do I want to try to compete with that shit. Given the minimal prospects for a return, it's just not worth investing the moderate hassle of keeping the place available on the random schedules of Denver's real estate professionals.
I still will probably post fsbo ads on craigslist at a reduced price, since I could make the same money, not having to pay a selling agent commission. And that way, I can decide when I want to deal with showings, if any. But I'm also planning to rip into the paint stripping that's needed upstairs, and it's not going to show well with that kind of thing in process. And of course, that part of the plan could change if other options materialze and I get a tenant for a couple of the rooms upstairs.
So oh, well. The market giveth and the market poketh in the eye.
